Sentinel invests in a broad range of income-producing properties nationwide on behalf of its clients. These properties include urban and suburban multifamily rental properties, office buildings in urban centers, suburban office complexes, neighborhood and community shopping centers, and warehouse and distribution facilities. Properties may be in various stages of operation, from recently completed projects in the initial lease-up phase, to mature, stabilized assets. In addition, Sentinel has always been quick to respond to counter-cyclical opportunities such as under-managed properties, or properties in areas where market improvement can be expected. Once a property is acquired, Sentinel seeks to add value to that investment. Rather than wait passively for external market forces to have a positive effect on value, Sentinel’s asset and property management teams take an active role in maximizing the property’s potential through aggressive leasing strategies, continuous maintenance and capital improvement programs and rigorous cost controls. Multifamily properties in particular are very responsive to Sentinel’s style of intensive property management. Once a property appreciates in value, that added value may be captured through a timely sale.


In 41 years as a buyer of investment grade residential real estate for its various funds and separate accounts, Sentinel has acquired and directly managed over 132,000 apartment units. These have included both garden-style and mid/high-rise structures. Sentinel is among the most active buyers of apartment properties in the United States, and is the nation’s largest manager of multifamily rental properties owned by institutional investors.


Sentinel has been acquiring and managing commercial properties since 1978. Since that time, Sentinel has acquired and managed 141 commercial properties comprising over 25 million square feet. These have included suburban and CBD office buildings, as well as industrial and retail properties. In addition to new acquisitions, from time to time, Sentinel has been retained to manage workout accounts of commercial properties. In those cases, the goal is to enhance and upgrade the properties, and then dispose of the portfolio at the best possible pricing.
