In Why BTR is Ready to Scale: Institutionalising Rental Housing in Australia<\/em>, Mr. Streicker highlights how demographic growth, housing undersupply and supportive policy reforms are creating a compelling long-term opportunity for investment in professionally managed rental housing.<\/p>\n

Australia’s housing shortage has become a structural challenge rather than a cyclical one. According to the Australian Bureau of Statistics, more than 2.8 million households, representing approximately 30.6% of the population, rent their homes. At the same time, rental supply has struggled to keep pace with population growth and household formation. Vacancy rates remained at just 1.9% nationally as of September 2025, according to the Real Estate Institute of Australia.<\/p>\n

Against this backdrop, the Build to Rent sector offers a differentiated housing delivery model. Purpose-built communities developed, owned and operated for long-term rental use can provide operational consistency, professional management and scalable investment platforms while delivering a more predictable resident experience.<\/p>\n

Several tailwinds continue to support the sector. Australia’s population is projected to grow by approximately 6.2% over the next five years, outpacing forecast growth in both the United States and the European Union, according to data cited from the World Economic Forum. Population growth is increasingly concentrated in markets such as Adelaide, Brisbane, Perth and the Gold Coast, where employment growth and rental fundamentals remain particularly strong.<\/p>\n

While institutional ownership remains limited, the market opportunity is substantial. According to BDO Australia, purpose-built Build to Rent properties account for approximately 0.3% of Australia’s rental housing stock. However, the sector is projected to represent roughly one-third of new apartment completions during the next five years, reflecting growing acceptance of the model among developers, investors and policymakers.<\/p>\n

Policy support is also strengthening. Federal initiatives, including Managed Investment Trust tax concessions, accelerated depreciation benefits and reduced Foreign Investment Review Board fees, have improved project feasibility and increased the attractiveness of the sector for institutional capital. These reforms are helping align Build to Rent with other established real estate asset classes and providing greater certainty for global investors.<\/p>\n

Sentinel continues to see these trends reflected on the ground. Currently, construction is commencing on Third Street, a 240-apartment Build to Rent, mixed-use development in Bowden, Adelaide. The project represents South Australia’s first institutional Build to Rent community and underscores Sentinel’s conviction in the long-term potential of Australia’s rental housing market.<\/p>\n

The 12-storey development will offer professionally managed apartments, transparent leasing arrangements and a range of amenities including a swimming pool, fitness centre, resident lounge, barbecue facilities and two landscaped podium-level terraces. Retail and commercial space on the ground floor will help create a vibrant and connected neighbourhood environment.<\/p>\n

For Sentinel, Third Street reflects many of the themes highlighted in Mr. Streicker’s article – growing demand for professionally managed rental housing, expanding opportunities beyond Australia’s largest gateway cities and the continued institutionalisation of the country’s rental market. As long-term demographic growth and housing supply constraints continue to support demand, Australia remains one of the most compelling emerging Build to Rent markets globally.<\/p>\n

As Mr. Streicker concludes, the foundations for meaningful scale are increasingly in place. For investors seeking exposure to long-duration residential income supported by favourable demographics and strengthening policy alignment, Australia’s Build to Rent sector appears well positioned for its next phase of growth.<\/p>\n
