
Sentinel Real Estate President and CEO Michael Streicker recently participated in a Residential Investment Strategies Q&A with IREI Editor Andrea Zander. The discussion explored evolving institutional risk appetites within the residential sector, as well as the opportunities, trends, and investment strategies driving performance differentiation across the US housing market and select international markets.
Since its founding in 1969, Sentinel has been an early institutional investor in US multifamily real estate, extending that deep and proven expertise to its Australian purpose-built multifamily developments and to the expanding opportunities across the UK housing landscape.
Sentinel’s development, The Briscoe by Kinleaf in West Melbourne, VIC, demonstrates the potential of a vertically-integrated platform for purpose-built rental housing in Australia.
Commenting on the deployment of institutional capital across the US, Australia, and Western Europe, Mr. Streicker observed, “Though the fundamental need for attainably priced housing holds true across the globe, there are some meaningful structural differences across these three particular regions. Sentinel currently has vertically integrated operating platforms in the United States and Australia and recently launched a similar platform in the United Kingdom. In the US, the residential market is highly institutionalized, underpinned by deep capital markets, agency financing support, and a large existing housing stock of purpose-built multifamily rental accommodations. That liquidity and scalability makes the region attractive to global institutional capital.”
He added, “Purpose-built rental accommodations with US-style property management platforms are relatively new concepts in both the United Kingdom and Australia. As a result, there are relatively few platforms in either market that have the relevant experience to execute institutional-quality products.”
