Sentinel Real Estate Fund Earns #1 Ranking in 2026 GRESB Benchmark

Sustainability has become an increasingly important measure of long-term real estate performance, and the GRESB Benchmark provides investors with a standardized framework to evaluate how funds manage environmental, social and governance risks and opportunities. In the 2026 GRESB Benchmark, the Sentinel Real Estate Fund (SREF) earned a 5-Star Rating, ranking 1st among 139 residential real estate entities across the Americas and 1st among 42 funds in our US core multifamily peer group. SREF achieved an overall score of 91.6 out of 100, an improvement of 2.3 points from the previous year. The GRESB Benchmark provides insight into relative performance across areas such as management practices and property-level sustainability performance, including energy, greenhouse gas emissions, water, waste and other sustainability indicators.

Solar panels like those shown here at Foothills at Oldtown Apartments are only one component of the significant portfolio-wide efforts to improve sustainability performance. Other significant factors are reduced water usage, waste diversion and the reduction of greenhouse gas emissions.

SREF’s results during the reporting period were supported by strong portfolio-wide performance across 39 multifamily communities comprising more than 17 million square feet. All 39 properties participated in ENERGY STAR® Portfolio Manager and overall the portfolio achieved 99% data coverage for energy use and greenhouse gas emissions and 100% coverage for water and waste. On a like-for-like basis, whole-building greenhouse gas emissions declined by 3.7%.

Beyond environmental performance, the assessment recognized SREF’s strengths in resident and community engagement, governance and risk management. SREF achieved perfect scores across numerous categories, including leadership, stakeholder engagement and tenant and community initiatives. Those results contributed to SREF’s top rankings and reinforces the role that disciplined stewardship, operational excellence and resident-focused management play in creating long-term value for investors.
